We’ll arrange a detailed fact-find meeting, usually by video call or in person, lasting around an hour. This helps us understand your income, outgoings, credit history, and future plans.
To keep things simple, we’ll share The Nesting Ground document checklist and budget planner, so you can stay organised and confident from the start.

03 - Research & Lender Shortlist
Once we understand your needs, we’ll compare options from over 65 lenders to find the right fit. Whether you’re self-employed, have a complex income or credit history, or simply want a great rate, we’ll match you with lenders best suited to your circumstances.

04 - Personalised Recommendation Meeting
We’ll clearly outline your options - no jargon, no confusion. You’ll see the costs, comparisons, and our recommendation, so we can decide together on the best route for you.

05 - Agreement In Principle
With your approval, we’ll arrange an Agreement in Principle (AIP) - confirming your potential borrowing power.

06 - Full Mortgage Application
When you’re ready to proceed, we’ll submit your full application and manage the process for you - keeping you updated and handling any lender queries along the way.

07 - Valuation & Underwriting
The lender reviews your case and arranges a property valuation and goes to the underwriting team. We liaise directly with them to keep things running smoothly, addressing any queries along the way.

08 - Mortgage Offer
Once approved, you’ll receive your formal mortgage offer - a big milestone in your journey. We’ll check through it with you and make sure everything is clear and accurate.

09 - Conveyancing, Exchange and Completion
Your solicitor will manage the legal work, from property checks to contract signing. We’ll stay in touch with you and your solicitor to keep everything on track through to completion.
Please note, some steps in the process may not apply for product transfers.

10 - Aftercare & Future Review
We’ll check in after completion to make sure everything’s gone smoothly. As your deal nears its end, we’ll review your options to keep you on the best possible rate.
